REMINDER: Monthly Assessment Increase Effective January 1, 2017

Please note that the monthly assessment fee is now $63 per month. The Chaumiere Annual Budget took effective January 1, 2017, and as a result, the homeowner monthly assessments have changed.  It is important to adjust your payment schedule to ensure that you are remitting this monthly amount.  Should owners neglect to update their assessment payments issued, this may result in delinquency if the trend of paying the old amount is not corrected.  By issuing the wrong amount for 3 months in a row, an owner would qualify as delinquent by the terms of the association collection policy and this would result in additional fees to the owner.  Please be sure to update your monthly assessment payment schedule to the approved $63/month.

Elect to Go Green with E-Statements!

Go Green!  Save trees!  Save your association money in mailings!  If you’re an owner who would rather receive a paperless e-statement monthly rather than a paper statement via snail mail, you can opt to receive e-statements in place of paper statements.

  1. You must sign into your VIVO account. Go to and go to MY ACCOUNT on the top bar on the homepage.
  2. Don’t have a VIVO account?  Contact your manager, Sarah Jordan, for your account information needed in order to register at
  3. On your homepage in your account you must look to the right near bottom of screen for a green box to check that you want E-Statements.
  4. IF you choose to receive E-statements, you will no longer receive paper statements. You can de-activate this at any time if you want to go back to paper statements.


Inspectors of Election Needed for 2.17.17 Annual Meeting

Calling all Chaumiere Homeowners!

The association is seeking volunteers to serve as inspectors of election for your upcoming February 1, 2017 Annual Meeting at 6:00pm.

The task of an inspector of election is a simple one.  The association requires that the individual come to the meeting about fifteen (15) minutes prior to the commencement of the meeting so that Management can review the guidelines of the ballot counting process.  This would require the volunteer to report to the recreation center at Bernardo Vista del Lago at 5:45pm.

Once the polls are officially closed no later than 6:15pm, the inspector of election will be responsible for counting the ballots and recording the votes.

The Chaumiere Board of Directors appreciates your consideration and hopes that a homeowner is able to respond to this message and inform Management that they are able to assist.

Maintenance Reporting and Billing Questions


A few quick references regarding emergencies, HOA work order reporting, and billing questions:

We are here to be of service to you.  If you have a service call regarding maintenance of your common area, please call our office between the hours of 7:00 a.m. and 7:00 p.m., Monday through Friday and ask for our Customer Care Center at 1-800-400-2284.  Action has a great voice mail system, which enables you to leave a message 24 hours a day, 7 days a week.  All calls are returned promptly, so we hope you’ll use this additional communication tool.

Anytime you are aware of an emergency at your community, other than a life threatening one, at which point you should call 911, you may contact Action Property Management 24 hours a day 7 days a week at (800) 400-2284.  Our emergency after hours response team is ready to take your call and will contact one of our professional after hours on call Managers to respond to your emergency immediately.

Should you have a billing question, please contact Action Property Management’s Accounting department at (800) 400-2284.  You may also reference your account information by going to and clicking on the “My Account” tab on the Chaumiere’s home page.  Please be sure to reference your account number user name or Association property address.

Tree Trimming

The Board of Directors recently approved a proposal for fall/winter tree trimming on a total of 21 trees within the community.  The association landscaping company will be conducting tree trimming, but only on trees that are on association property.

Proposed Changes to Election Rules- APPROVED!

Following the thirty-day comment and review period, as per Civil Code §4360, the Chaumiere Board of Directors adopted the proposed revisions to the Election Rules at the Open Session Board of Directors Meeting held in the Buena Vista Del Lago Recreation Center on December 7, 2016 at 6:30 p.m.

December Weekend Holiday Festivities

Dear Chaumiere Residents,

The sights, sounds and smells of the holiday season fill the air as the museums and cultural institutions in Balboa Park, the nation’s largest urban cultural park, open their doors free of charge. Festivities include carolers, live music, light displays, theater and dance performances, and delicious foods from around the world.

Celebrate the season during Little Italy’s Christmas Tree Lighting Ceremony and see the unique Christmas Tree – a 25-foot tower of 1,000+ gorgeous Poinsettias. Enjoy the community’s festive decorations, live music and entertainment, snacks, holiday beverages and more!

Bring the whole family to a unique neighborhood event featuring a chili cook-off between more than 40 of the celebrated restaurants of South and North Park. At the SoNo Fest & Chili Cook-Off, you can pick out your own hand-spun ceramic bowls then sample chili from the local restaurants. You can also shop for holiday gifts from local artisans and enjoy free live music, kids’ games and activities, gourmet food trucks, a beer garden featuring local craft beers and more.

Santa arrives via the Ferry at the Coronado Ferry Landing, a festive parade follows down Orange Avenue and Santa lights the Christmas Tree in Rotary Plaza during the Coronado Christmas Parade & Open House.

Experience the unique sights and sounds of the annual North Park Toyland Parade. Enjoy marching bands, floats, vintage cars, dance groups, beauty queens, city officials and Santa in this popular community celebration.

Thousands of people will be on floats and in bands with tens of thousands more cheering them on as the Encinitas Holiday Parade rolls along Coast Highway 101.

12-8-16 Bulk Item Pick Up

Chaumiere Residents,


Your refuse contractor, Global Disposal, will be having a curbside bulk pick up in your community on December 8, 2016.  Please see flyer attached to this bulletin for details to arrange for any items to be removed from your curbside. You must sign up in order to have the bulk item removed- see flyer for more details and contact Global Disposal directly.

Board of Directors Meeting

The next Open Session Board Meeting is scheduled for December 7, 2016 beginning at 6:30pm.  Management and the Chaumiere Board would like to invite all homeowners to come and introduce themselves during the Open Session meeting.  The Executive Session will commence at 6:00pm.  Executive Session is for Board members only.

Document/Paper Shredding Event- November 5, 2016

The Chaumiere Board of Directors have approved a contract with a waste management brokerage company, Global Disposal, that is not only saving the association money, but also offers some great benefits and services to the community as well.  Global Disposal has coordinated a Document/Paper Shredding Event for the Chaumiere Homeowner Association:

Date: This upcoming Saturday, November 5th, 2016

Time: 9:00am-10:00am

Location: The cul-de-sac on the Pasadero side of the community where there is a closed gate to Pomerado.

How to Participate:

A shredding truck will be located in the cul-de-sac on the Pasadero side of the community where there is a closed gate to Pomerado. Please bring any documents you wish to have shredded and Global Disposal will take care of the rest!

Vehicle, Parking and Towing Rules and Regulations

Notice the new section about towing enforcement in the recently approved Vehicle, Parking, and Towing Rules and Regulations.

Vehicles will be subject to immediate tow without notice at the owner’s expense:

  • Parked in fire lanes
  • Unidentified vehicles parked in guest parking for a period of 72 hours or longer
  • Unattended vehicles cross-parked on driveways, sidewalks, or lawns

Please be reminded that as an owner, you are obligated to review these rules and adhere to them to ensure you remain in compliance with your association.  You are also obligated to share the Vehicle, Parking and Towing Rules and Regulations with your tenant and any guests that visit your home.

Vehicle Registration Form REQUIRED by November 20, 2016

Management requires ALL owners’ vehicles to be registered with Chaumiere. Unidentified vehicles will be considered guests’ vehicles and will be subject to the new parking and towing rules.  A copy of this form will be included in the mailer homeowners receive regarding the new Vehicle, Parking and Towing Rules and Regulations.

Management requires ALL owners to complete this form and mail it into management before NOVEMBER 20, 2016

The Vehicle Registration Form can also be found on VIVO Homeowner Portal in the Forms folder titled “Vehicle Registration Form.”

Please be reminded that as an owner, you are obligated to register your tenants’ vehicles with the association.

A copy of this Vehicle Registration Form is attached at the end of this newsletter.

Open Parking Permits will EXPIRE on November 20, 2016

Owners who currently have Open Parking Permits (OPPs) must reapply for new Open Parking Permits.  Please contact management at before NOVEMBER 20, 2016 to request the necessary renewal form.

Proper Trash Receptacles

Management has been informed that some owners using their own personally purchased trash bins have received notices informing them that that they need proper trash bins.  All homeowners within Chaumiere must use the trash and recycle receptacles issued by the service provider, Waste Management.  Trash and recycle receptacles that are not issued by Waste Management may not be collected.

If you require new trash &/or recycle receptacles because you do not currently have the properly issued bins, or yours have been lost and or damaged, please contact your community manager at and replacement bins can be arranged.

San Diego Water Restrictions and Chaumiere

San Diego County allows for the watering of landscapes within condominium developments three times a week; Mondays, Wednesdays, and Fridays.  For more information, visit and select City of San Diego from the table on the website.

The Chaumiere Board of Directors would like this opportunity to encourage homeowners to begin to water according to this new schedule, and work towards the revitalization of the Chaumiere Association and all of the homes and landscapes within.  Adhering to the new watering schedule will allow homeowners the chance to begin to revive their yards, further enhancing the curb appeal of their individual home, and contributing to the overall appearance and value of the association.

The Board would like to remind homeowners that properly maintaining the integrity of your yard is to be in compliance of Chaumiere’s CC&R’s.  Please observe the watering schedule set forth by San Diego County and help revive your yards every Monday, Wednesday, and Friday.
